Double-hung windows have long been a friend to homeowners who wanted better ventilation or who had safety reasons for wanting a window that opened at the top, rather than at the bottom. Now, however, there is another advantage to having a double-hung window: you can get them with a tilt mechanism that lets you reach the other side. This makes the window a lot easier to care for, and this type of double-hung window doesn't require that much more money than those without a tilt function.
Clean Behind the Screen
One of the problems homeowners face with window cleaning is that there is invariably at least one pane with a screen next to it, making it impossible to clean the screen side of the pane without removing the screen or pane. If you have ever tried to install a screen or window pane, you know that it's not something you want to do weekly, or even monthly.
With a tilt mechanism, the pane on the window can tilt away from the screen without being removed. You can then clean that side of the glass and have a clearer view despite the screen. Your home looks brighter, and you don't have that dirt building up next to the screen. And all that dirt can have an effect on your home's curb appeal. Double-hung windows cost more than single-hung in general. However, the tilt versions are so common now — most double-hung windows available today come with these mechanisms — that the cost of getting a tilt mechanism version really isn't that much different from a non-tilt version. You may see some difference, but the advantages clearly make the cost worth it.
Easier Replacement
In addition to tilting out, those double-hung panes are a lot easier to replace if needed without redoing the entire window. You can replace one or both panes by removing the damaged ones and adding the new ones (you are best off having an actual window repairperson do this, rather than doing it yourself). Single-hung top panes need to have all the glass removed and then reinstalled professionally.
